While the rental market in Auckland is as varied and complex as the property market itself, rental yields tend to range from 4.5 through to around 6.5 per cent. There are rental properties where landlords are managing to get even higher yields but they tend to be exceptions to the bulk of rental properties. “The further away from the centre of the city the higher the yields tend to be,” says Andrew King, executive-officer of the NZ Property Investors Federation. Rents were generally much more stable than house prices, which was better for both tenants and landlords.
Most property owners in these areas have, however, enjoyed significant increases in the value of their properties.
